Project Description
The Ffort Raichak is a resort located in a heritage building with over 200 years of history that sits on the shores of the Hooghly River on the outskirts of Kolkata, India.
The project is expanded on a land of 12 acres with a built-up area of approximately 1,00,000 sq. ft.
The project was launched in 1993 and completed by 1997.
Architect
This project was designed by Shri Prabir Mitra – a renowned Indian architect who passed away on January 5, 2025, at the age of 83. He trained in architecture in England and Europe in the 1960s, with a specialization in architecture and structure engineering from the Marcel Brewer BAUHAUS School in Germany. His notable works include the Ffort Raichak, which earned him the JK Cements Architect of the Year award in 1998. He also received a Lifetime Achievement Award Gold Medal from the Indian Institute of Architects.
Project Requirement
Since the project was initially operated by Raddison and later acquired by The Taj in 2022, Ambuja Neotia became responsible for the renovation of the hotel.
As the plumbing system was around fifteen years old, Taj decided to renovate as in the modern style and with specialized pipes, which in turn increased the comfort of guests.
After being thoroughly discussed with the consultant, the client required a pipe system which reduces the maintenance frequency as well as reduces the unnecessary sounds produced in the plumbing system.

Project Description
Nanded City is a township located in the southwest of Pune, India. Construction began in 2010 and continues to develop itself with newer housing societies. Sargam at Nanded City is a residential project developed by Nanded City Development and Construction at Nanded in Pune. The project consists of 2, 2.5, and 3 BHK apartments with 7 buildings of 31 floors each. It has 1736 units.

Consultant
Aquamate Consultants Private Limited, incorporated on 26 October 2015, is a well-known MEP consultant firm from Pune that works on high-end residential and commercial projects. Mr. Anand Vijay Chiplunkar and Mr. Ketan Vijaykumar Dantale serve as directors at the firm and have established Aquamate as a go-to firm for specialty design services.

Project Requirement
Plumbing regulations call for the water trap seal on sanitary fixtures to always be maintained. This is typically accomplished by introducing atmospheric air into the plumbing drainage system via a separate smaller vent pipe going through the roof. But there are limitations to venting with pipes in the conventional way which was a concern for the builder and the consultant for the 31-storey project.
The Builder was concerned about the loss of the Water Seal which leads to bad odour, unpleasant noise, and repeat maintenance. The sheer height of a building changes the physical forces applied to plumbing systems, rendering conventional designs unsuitable for high-rise projects. The developer and consultant were looking for a solution that can help replace the conventional system, a cost-effective and smart plumbing solution.

Project Description
Referred to as the Terminal in a Garden, T2 is a tribute to the Garden City of Bengaluru. BIAL said that the terminal is meant to be a “walk in the garden”, with passengers travelling through 10,000+ square metres of green walls, hanging gardens, and outdoor gardens built through indigenous technology. Located on the north-eastern side of Terminal-1, T2 spans 255,661 square meters of area and is equipped to handle 25 million passengers annually.

Design and Construction Team
Terminal 2 is to be developed in 2 phases to handle 25 million passengers per annum in Phase 1 and 45 million passengers per annum in Phase 2. It’s been designed by Skidmore, Owings & Merrill (SOM) architects and its civil construction contract was awarded to Larsen & Toubro with a value of approximately Rs. 3000 crore.

Project Requirement
The project was founded on four pillars: technological leadership, the idea of a terminal in a garden, environmental and ecological stewardship, and a celebration of Karnataka’s rich heritage and culture. A big draw of Terminal-2 will be its ‘hanging garden’.
The facility was spread across G+3 three floors. Though the height of the entire structure was 12.6 meters above the ground level, the pipe routing was complex with long horizontal and vertical lines. Bearing in mind not to spoil the elevation of the building, all the vertical shafts were mandated to be closed and could not protrude through the roof.

Joyville Gurugram has total 13 towers in Phase I, which are G+14 to G+26. This is the prestigious project in Gurugram on Dwarka Expressway.
The client is applying all the innovative, advanced system & solutions in this prestigious project.
The ask was to design a drainage system to effectively regulate positive and negative air pressure in the drainage stack, ensure that the toilets and bathrooms remain hygienic and odor-free.

Ashirvad’s category team and the Aliaxis High-rise team worked closely with the in-house MEP team to find a sustainable solution to meet the requirement of the project. They proposed a single stack drainage system with P.A.P.A & Maxi-Vent.
Positive Air Pressure Attenuator (P.A.P.A.) regulates the positive pressure created in the pipe and works in tandem with the Maxi vent which is a one-way valve opening to nullify any negative pressure transients generated in the system. When not in use, the Maxi-vent is closed atmospherically so there is no chance of any foul smells getting out from the stacks.
With active drainage ventilation system was designed by the Ashirvad team and was offered for this project to have a maintenance-free drainage system.

Embassy TechVillage is strategically located in the heart of Bangalore’s IT corridor and well connected with the IT hubs of Whitefield and Electronic City as well as all parts of the city including easy access to the city’s central business district (CBD). The 106-acre development is planned as an integrated project with commercial, retail, and residential components. The project has a total potential built-up-office area in excess of 10 million sq. ft.
Currently, 6.1 million sq. ft. of the area has already been developed and features a sports facility, medical center, and gym. Embassy TechVillage also provides amenities such as dining, recreation, safety, emergency, and other supporting facilities. The remaining area of 1.6 million sq. ft. is under development, and 5.2 million sq. ft. is dedicated for future development.

RSP (India) was assigned with the responsibility of designing Flipkart’s flagship campus inside the Embassy TechVillage. The scope of services included Master Planning, Building Design, C/S Engineering, M&E Engineering, and Interior Design. RSP (India) is a premier design consultancy and an associate of RSP Singapore, one of the largest and most reputed global multidisciplinary design group with over 60 years of experience in creating a transformative built environment.

The Flipkart campus has a common basement for its 3 towers with all the drainage header lines running in the basement floor ceiling and are interconnected before joining to the STP. The maintenance team was finding multiple issues:
1. Negative pressure transients at the lower floor toilets
2. Impact on the STP air ventilation due to lack of proper air ventilation of drainage pipes and longer horizontal pipe length in the basement.
Being a prestigious commercial project where the brief was providing ‘a retail-like experience and not the typical commercial office’, the design team was not able to take the drainage stacks above the parapet wall as it could have spoiled the elevation of the project. Hence, they terminated the stacks below the parapet wall level resulting in the foul smell from stacks emitting in the terrace.
Moreover, at the same level on the terrace, the building had its Air Handling Unit (AHU) Fan system to supply fresh air to all the rooms inside the building. This led the AHU Fans to spread the foul smell which was coming from stacks.

Ashirvad’s category team and the Aliaxis High-rise team worked closely with the consultant’s team to find a sustainable solution to the problems faced by the occupants. The proposed solution included the installation of a Maxi -Vent along with an Aluminum cover for each stack to deal with the negative pressure transient that was generating below floors and also to aid the proper ventilation of STP.
Since the Maxi vent is a one-way valve that opens to nullify any negative pressure transients generated in the system, there was no chance of any foul smells getting out from the stacks. Hence, Ashirvad was able to successfully provide a working solution to remove the foul smell from the AHU rooms.

The Phoenix Aquila is a commercial project strategically located in the heart of the Financial District in Hyderabad. The property aimed to create an Iconic landmark in the Finance District of Hyderabad that was a blend of aesthetical and functional excellence.
It comprises of 2 Blocks – Block ‘A’ and Block ‘B’. The total construction area for both the towers is approx. 26.90 lakhs sq. ft. The Block ‘A’ structure has 3 basements + Ground Floor + 7 MLCP Floors + 16 Typical Office floors. The building height from the basement is 105.83m and the total construction area is approx. 18.10 Lakhs sq. ft. The Block ‘B’ also has 3 Basements + Ground Floor + 16 Typical office floors. The building height from the basement is 82.3 m and the total construction area is approx. 8.80 Lakhs sq. ft.

Adithi Consultants was assigned with the responsibility of designing Phoenix Aquila, a flagship campus in the most spacious Financial district. The scope of services included Master Planning, Building Design, C/S Engineering, M&E Engineering, and Interior Design. Adithi Building Service Consultants is an engineering design consultancy firm that exists to provide value-added and reliable technical consultancy services in the field of Public Health Engineering (PHE) and Fire Fighting (FF) services since 2015.

For this project, Adithi Consultants was looking for new and better technology for the drainage ventilation system. As the building elevation is completely designed with insulated glass the drainage shafts were supposed to be designed inside the building.
As the drainage shaft had to be a part of the interior of the building it became very crucial for the consultant to ensure proper air ventilation and no foul smell from drainage to pollute the interiors. Environment sustainability was of the major concern to the project team as there was an upcoming hospital (700 bedded) and a residential project (2000-unit) next to the Phoenix Aquila. There was a need for a reliable and sustainable system that was sustainable, efficient, and safe for the environment and its people.
