
Project Description
Breez Global Heights 89 is an eagerly awaited affordable housing residential project situated in Sector 89, Gurugram. Designed for a modern and comfortable lifestyle, the project offers spacious and well-ventilated 2 BHK and 3 BHK apartments, with 9 Towers extending up to 19 Floors maximum. It provides ample open spaces, ensuring a pollution-free and serene environment for residents.

Consultant Team
One Design & Consultant, located in New Delhi, was entrusted with the comprehensive design for this project. Their scope of services encompassed Master Planning, Architectural Design, Structural Engineering, Mechanical, Electrical, and Plumbing (MEP) Engineering, and Interior Design.
Established in 2012, One Design & Consultant offers a wide range of MEP Engineering services. The firm is led its Principal Consultant – Mr. Abhay Singh, who specializes in the design and detailed engineering of HVAC, Plumbing, and Firefighting systems. The team also includes Mr. Bharat Hasija, who heads the Electrical division, and Mr. Shwetambuj Pandey, serving as the Design Lead.

Project Requirement
For this project, the consultant sought a fire protection system that ensures safety, reliability, and long-term performance. As the project involved high-rise residential towers, it was crucial to have a system that met stringent fire safety standards while being lightweight, corrosion-resistant, and easy to install.
The consultant required a fire suppression solution that could withstand high temperatures, prevent leakage, and offer long-term durability without requiring frequent maintenance. Given the project’s premium residential nature, the selected system also needed to be aesthetically adaptable and compliant with international safety norms.
Moreover, with the presence of multiple high-rise towers and dense occupancy, the fire protection system needed to ensure fast response, minimal downtime, and long-term reliability.

Project Description
The Ffort Raichak is a resort located in a heritage building with over 200 years of history that sits on the shores of the Hooghly River on the outskirts of Kolkata, India.
The project is expanded on a land of 12 acres with a built-up area of approximately 1,00,000 sq. ft.
The project was launched in 1993 and completed by 1997.
Architect
This project was designed by Shri Prabir Mitra – a renowned Indian architect who passed away on January 5, 2025, at the age of 83. He trained in architecture in England and Europe in the 1960s, with a specialization in architecture and structure engineering from the Marcel Brewer BAUHAUS School in Germany. His notable works include the Ffort Raichak, which earned him the JK Cements Architect of the Year award in 1998. He also received a Lifetime Achievement Award Gold Medal from the Indian Institute of Architects.
Project Requirement
Since the project was initially operated by Raddison and later acquired by The Taj in 2022, Ambuja Neotia became responsible for the renovation of the hotel.
As the plumbing system was around fifteen years old, Taj decided to renovate as in the modern style and with specialized pipes, which in turn increased the comfort of guests.
After being thoroughly discussed with the consultant, the client required a pipe system which reduces the maintenance frequency as well as reduces the unnecessary sounds produced in the plumbing system.
